The 60 acres of Wildlife and Forest preserve, although owned collectively by the homeowners association at Avant Gardens, are taxed at a far lower rate (about $1/acre annually) than the lots owned individually at Avant Gardens. In essence, the owners at Avant Gardens have access to over 60 acres of a nature preserve while paying virtually nothing for this privilege.
